Plot Owners in Sector-52, Gurgaon takes fight against HUDA Enhancement further.

In a recent development the residents and plot owners of Sector 52, Gurgaon got together and formed Residential Welfare Association (RWA) and got it registered. 
On 18.03.2012 residents and plot owners of Sector-52, Gurgaon met and decided to take this fight against the non maintainable enhancement in cost of the plots by HUDA. 
It was good to see that most of plot owners and residents were well informed and had gathered the information pertaining to enhancement by using RTI. All of residents have given their consent to take up the matter in the court of law. 
This effort by residents and plot owners of Sector-52 will definitely ensure that HUDA will not have a cake walk.

Enhancement in HUDA Sector 27, 28, 42, 43, 51 & 52 Gurgaon


In a recent development plot holders and flat owners in CGHS in Haryana Urban Development Authority (HUDA), Gurgaon Sectors 27, 28, 42, 43, 51 & 52 have suffered a major setback as authority has enhanced the basic procurement price of their plots on the pretext of courts order which has enhanced the compensation to local villagers on who whose land these sectors were developed.
The enhancement in these sectors is as under:-

However the plot holders of Sector-27, 28, 42 & 43 of HUDA, Gurgaon are having their first enhancement to their initial allotment price, main wrath has fallen on the plot holders od Sector 51 & Sector 52 who have being asked to pay 3rd enhancement with 1st enhancement was levied in July 2009 & 2nd in July 2011.
 Sector 52 has being carved out on the land of Village Wazirabad which was acquired by HUDA in 1998 at Rs 361 per sq yds and HUDA subsequently allotted plots t allottees at Rs 4000/- per sqyds(approx)

In 1998 land was acquired by HUDA from Villagers of Village Wazirabad for Sector-52 at Rs 361/- per sqyds
In 2004 plots were allotted in Sector 52 at Rs 4000/- per sqyds

In 2009 Hon’ble Sessions Court, Gurgaon enhanced the acquisition rates of villagers land to Rs 717/- per sq yds for Rs 361/- per sqyds
1st Enhancement:-In June 2009 HUDA, Gurgaon levied this cost to plot holders of Sector 52 and cost of plot was enhanced to Rs 1488/- per sqyds

In 2011 Hon’ble High Court of Punjab & Haryana further enhanced the acquisition rates to Rs 1200/- per sq yds from Rs 717/- per sqyds.
2nd Enhancement:-In June 2011 HUDA, Gurgaon again levied this cost to plot holders of Sector 52 and cost of plot was enhanced to Rs 2400/- per sqyds
Now this 3rd Enhancement of Rs 4666.06 & Rs 4215.89 in Sector 51 & 52 respectively is unexplainable and non maintainable as this time local villagers are not being given any compensation, as their appeal in Hon’ble Supreme Court is still pending for orders.
Another point for consideration is that Hon’ble Courts pass these enhancement of acquisitions rates order to Haryana Govt, which if desire can compensate the villages from its other sources.  The commercial spaces are still laying vacant in these sectors which can be auctioned to fund these compensation.
Now allottees/residents of plots in Sector 51 & 52 have decided to contest this enhancement in the court of law. HUDA has found easy way to snatch the hard earned money of plot holders.
